Architectural Control (ACC)

Charter:

To inform owners about the Architectural Control Policy, to assist with the application process, and to administer the written policy in an equitable manner. (See Realtor/ Document OR Internal Documents for applicable documents/ forms.)

All new structures as well as additions or changes to the exterior of existing structures require an ACC application prior to construction or modification. 

For clarity, additions or changes include but are not limited to painting or staining, decks, patios, fences, gates, dog runs, address signs, constructed driveway entrances, paved driveways and the installation of any renewable energy efficiency measures or renewable energy generation devices.

Exceptions:

Repairs using previously approved materials/ colors, do not require ACC approval, including but not limited to re-paving with recycled black asphalt, black asphalt, or natural un-tinted concrete in the original footprint of a driveway or garage pad(s).

Please submit your application by,

  1. Completing the application electronically, along with any .pdfs of cut sheets (showing materials to be used), and emailing the file(s) to Game Trail’s Admin. Jan Johnson [email protected] with a cc: to the ACC Chair (listed below).
  2. Sending your application fee to Game Trail Association, care of Jan Johnson, P.O. Box 4110, Buena Vista, CO 81211. Please note that applications will not be reviewed until the applicable fee has been received in-full by Game Trail.

Finance

Charter:

The Finance & Audit Committee has the following roles and duties and sets forth its Charter as,

  • Establish appropriate internal financial controls, monitor Game Trail Association financial procedures and activity for adherence to internal controls, and report to the Board of Directors (BOD) regarding any encountered weaknesses.
  • Review financial statements quarterly for reasonableness, investigate any major unexplained budget variances and report to the BOD thereon. 
  • Assist the BOD in determining the appropriate level of annual fees for property owners.
  • Analyze and make recommendations regarding the budgetary impact of plans for funding the replacement of existing or purchase of new capital assets and the maintenance of appropriate levels of working capital reserves.
  • Engage Game Trail’s audit firm; liase with the auditor. After receipt of the auditor’s work product, report annually or as needed to the BOD.

Monitor and make recommendations to the Board of Directors regarding Game Trail banking and investment accounts.

Forestry

Charter:

Support a healthy forest in Game Trail with trees free of disease and harmful insects. Educate community on defensible space and basic fire protection. (See Member Area/Internal Documents for applicable documents/ forms.)

Burning Prohibited. See Outside Burning in GTA – R&R 2021-01 under Documents on the Home Page.

Fire Action Plan/ Checklists. The plan provides background on wildfires, local fire/emergency resources, step-by-step actions you may take, checklists for evacuation, and proposed evacuation routes - all of which are specific to Game Trail and Chaffee County.

Firewise USA ® Community means that Game Trail has been nationally recognition program for meeting specific criteria as it works to reduce wildfire risks. Firewise USA supports continued work through free educational programs and resources.

Forest Health. To schedule, email the Forestry Chair (listed below). Colorado state foresters also do visits for tree health and fire mitigation. To schedule, contact the CO State Forest office in Salida at 719-539-2579. 

See also Internal Documents/ Forest Health for additional resources. Also, please note that trees less than 3” diameter may be cut down without Forestry Committee approval.

Fuel Break. The Forestry Committee, in partnership with Adventure Unlimited Ranches (AU), has been awarded a Colorado State Forest Service (CSFS) Forest Restoration and Wildfire Risk Mitigation $91,500 grant. The remaining project work focuses on the final 20 AU acres and 12 GT acres.

Reflective Signage. Signs may be purchased for $10 at the Chaffee County Fire Department office at 499 Antero Circle in BV.

Nominating

Charter:  

The Nominating Committee selects nominees for the Board of Directors and calls for nominees from the Game Trail membership, solicits eligible nominees, and provides forum and proxy options for ballot submissions.  The Committee consists of at least three but no more than five members, one of which acts as the chair.   The Nominating Committee is appointed by the President of the BOD, in consultation with other BOD members.  Three-year terms of the Nominating Committee members are staggered.

Roads

Charter:

The Roads Committee supports and maintains 18 miles of Game Trail roads as well as the surface areas by the Mail Center and the Trash/Recycle area. This includes snow removal, , manage paid roads employee and HOA-owned roads equipment, and reclamation of the Slash Pit.   (See Internal Documents for applicable documents/ forms.)

Game Trail is currently in year 3 of 5 of membership approved Roads Assessment (to restore/improve our gravel roads).

As applicable, provide: road restoration/improvement, repave/ improve drainage @ Mail Center and seal coat Great Peaks Drive, road-related signage,  and fire hydrant accessibility.

Short-Term Rentals

Charter:

To administer, equitably and in accordance with GTA Covenants, Rules & Regulations, the GTA STR Application, and any updates or changes thereto. (See Internal Documents for applicable documents/ forms.)

Please do not call the STR Committee for police related activities. Matters requiring the County Sheriff's attention will be referred to the Chaffee County Sheriff's office.

Renewed in 2023, the Social Committee strives to help us connect neighbors to the Game Trail community, foster community engagement and promote volunteering.    

We have 4 key focus areas: 
* Welcome to Game Trail!   Small teams of volunteers meet and welcome new neighbors into the community led by Jill Leneweaver
* Get on the Game Trail!  Private Facebook page for the neighborhood monitored by Judy Phelps 
* HOA-sponsored Community Social Events   Includes 2 Events/Year.  
* Common Ground    Informal groups sharing interests and hobbies, each with a Game Trail leader to coordinate activities and participants.   See member area for current active groups and how to join.

Charter:

To provide an adequate supply of water for homeowner consumption and fire protection at a reasonable cost and with ever improving reliability.

Leak(s):

If you discover a water system leak or malfunction, please call Gwen Lawrence at 303-887-2484 immediately.     If no member of the committee is available, please notify a member of the GTA Board of Directors.

Charter:

Alerts & Notices, Newsletters, and other forms of HOA communication, website updates and maintenance as applicable.
