Game Trail is a residential community located five miles northwest of the small, mountain town of Buena Vista, Colorado. Private roads serve the community which sits on 1,880 acres. The development company has sold all 440 of its lots, and owners have built about 280 homes on those lots. About 60 percent of our home owners are full-time as opposed to part-time residents.
Developed by the Game Trail Company starting in 1978, most of the building activity has occurred over the last 15 years making Game Trail a comparatively new community. Beginning in 1995, a carefully planned transition of government was made from the developer to the newly formed Game Trail Association. All property owners are members of the Association. A five-member Board of Directors, elected by the members, is responsible for the administration of the property and enforcement of the Covenants, Rules, Regulations, and Policies for the benefit of all GT owners. Much of the vibrancy of Game Trail is the result of a broad committee system of very active volunteers. Opportunities for community service are numerous and range from committees that maintain physical condition and appearance (forestry, common areas, architectural control, and water) to owner interaction (communications and safety).

With a location adjoining the National Forest and with snow capped mountains visible from all parts of the property, residents enjoy some of the best scenery in a state known for its beauty. The name, Game Trail, reflects the multitude of wildlife and bird life and especially the annual fall migration of the resident elk herd over the Continental Divide and down into their winter grazing areas. In 2002 a perpetual conservation easement of 400 acres was established as an Elk Corridor within Game Trail.
The combination of truly superior development and conscientious volunteer self-government has resulted in a community deemed by realtors as “the most prestigious in Chaffee County”. The stated community vision is “To preserve this extraordinary, private environment of nature for all the years to come.”
